Our Collections Process is Follows
Strike 1:
Roommate Says: Hello Mr. Property Manager Sir. My employer screwed up our paychecks this month, and my bank account got all messed up by my bank, and my car broke down, my dog ate my homework, and aliens crash landed into my bedroom and stole all my money!!!
Delta REP Says: That's quite alright. So long as you can make this month's payment before the 15th of the month we'll let you continue living here. We won't charge you a late fee because this is the first time this has happened. Next time though, no matter how big and mean those aliens are we will have to charge you a late fee. For now, when is the soonest date before the 15th that we can process your payment? And you know what, you should ask your bank about setting up an emergency overdraft account attached to your checking account, that way you don't run into the same problem. Better yet, we recommend you start building an emergency savings account and put $20 - $30 of every paycheck into it.
Strike 2:
Roommate Says: My parents needed to borrow money desperately to pay for my little brothers heart transplant. I had to give them all of my money I had for this month.
Delta REP Says: We understand. But since this is the second late payment we will simply charge you a late fee of $20. If for any reason you can't get this and your monthly payment to us before the 15th of the month, we suggest you move back home with your parents to save up some money, plus they could use some help taking care of your little brother. Unfortunately we have to be fair to all the other roommates and the next time your automatic transfer does not go through on the 1st, we will have to find a replacement for your room. Again, if you don't have an emergency savings account or overdraft line of credit at your bank we strongly suggest getting one or both.
Strike 3:
Roommate Says: I have my paycheck in my wallet but I just forgot to deposit it in my bank. I have the money but it just wasn't in my account!!! It was an honest mistake I swear!!!
Delta REP Says: You have until 5pm tomorrow to hand your property manager cash or a cashiers check from your bank. We'd love to keep you in the house, but we have lots of other applicants waiting in line to take your spot.
